Co-ownership, rethought.

  1. Real ownership

    01

You are recorded in the land register with your share of the whole building. No fund unit, no loan.

  2. Monthly distributions

    02

After costs, interest and fees, the rents are paid out to the owners every month.

  3. Professionally managed

    03

Guildroof finds and checks the building, structures the financing, runs the owners’ community and manages the property.

  4. A say according to your share

    04

Owners vote on renovation, refinancing and sale, usually online. Your vote counts according to your share.

  5. Exit via the marketplace

    05

You can transfer your shares to other interested parties at any time — provided a buyer is found.

Process

Four steps from account to first distribution.

  1. Free, in a few minutes, without obligation.

You give your name, email and what interests you. As soon as the first property is open for subscription, you will see it in your account.

  2. Confirm your identity by mobile number, sign the confidentiality agreement online.

For the property company you also state your investor qualification. The data room opens after that.

  3. All documents are in the data room. Subscription from CHF 100,000.

Valuation, land register extract, floor plans, rent roll (redacted) and financial forecast. Payment is only made once all shares in a building are committed.

  4. Monthly distributions and a quarterly report.

Plus an annual owners’ meeting and an independent valuation once a year.

Risks

What you should know before you subscribe.

  1. 01

Value and rental income can fluctuate. There may be years without distributions, for example during a renovation.

  2. 02

A share is not traded on a stock exchange. A sale requires a buyer to be found.

  3. 03

In the worst case you lose the capital invested. Expected returns are not guaranteed.
